Make sure he sets up and account at his bank where you will send the payment so every year you will get a statement on what you paid in intrests and the balance of your loan for your taxes. Also make sure it will be a fixed rate loan at less than current intrest. This is a great way to buy a house. I would also have the house appraised to make sure your not over paying and not appraised by a RE agent, get a certified appraiser to appraiser it for you. It will cost around $ 350-$ 500.</description>

		<description>There are a lot of versions of a sale like it.  Some call them land contracts, some do them as installment sales, and some are just deals that the owner is the bank.

For you, you will not use a bank, but just pay the seller for whatever amount you mortgage.  It is legal, but the seller has to report the interest as income.  

For some people, it makes it easier to buy something because typical loan variables are not present.

You may want to also make sure there is a clause that allows you to finance through other means (i.e. bank) should you find a better interest rate at some point.  Have a real estate attorney look over any contract before you sign it.  Good Luck!!</description>
